My name is Sandy Dobritch. I am based in Las Vegas and for the past 48 years, my Company, SANDY DOBRITCH ENTERPRISES, has been and continues to provide first class live entertainment world -wide. Including the long running (32 years) and still sold out dinner/jousting show called TOURNAMENT OF KINGS in the 1000 seat arena at the Excalibur Hotel in Las Vegas. In those 32 years, 22 million Las Vegas visitors saw my show. According to the Las Vegas Visitors Bureau the average length of stay in Las Vegas is four days – and the average amount of money they spent in those four days is $900.00 each, Multiply the 22 million people by the $900.00 each visitor spends in those four days – you get about $18 BILLION spent. No other entertainment enterprise can make that statement.

The land that the Excalibur sits on is owned by VICI. The Excalibur is operated by MGM Resorts. The strategy is interesting. And I believe one benefit for VICI and any other REIT or third party investors do not have to pay federal income tax. People have mixed views on this. I have lived here for 48 years and I can tell you it is all getting better. More visitors…more money for Vegas.

I have mixed feelings about REITs and “asset light” strategies. Together, they’ve put a stop to strip raiders who bought resorts because their physical assets appreciated faster than the cost to acquire controlling interest in the business. The Vegas strip still bears the ugly scars of numerous asset raids over the decades. On the other hand, when a mature business goes asset light and “de-risks”, it is a signal that it is done with that market. Vegas has become a ready source of cash (the sucking sound you hear) that is sustaining development in less mature markets. That is how our resorts can have record occupancy, gambling revenue, and even record room-rates, and still manage to lose $100 million per quarter.

Most businesses do not own their real estate. McDonald’s is legendary for having separated the restaurants from real estate and driving fantastic growth in the 1960s. Walmart is known for their real estate company buying huge corner parcels, building on the rear part and selling off the street-fronting lots to fast food and others for more than they paid for the whole.
As to the upkeep question-most of the lease deals are “triple net”, which means the casino/renter pays for taxes, insurance, and all maintenance, repairs & updates. MGM pays for everything from the stripes in the parking lot to the shingles on the roof.

Great for the casinos but who be be responsible for the upkeep of the properties and future upgrades. Las Vegas casinos and hotel rooms can degrade fast so they need consistent cleaning and physical upkeep.
