(Image: PR Newswire).<\/figcaption><\/figure>\n<p>The newly formed entity will control Howard Hughes\u2019 interest in Jean-Georges Restaurants and its 80% stake pertaining to the air rights above the Fashion Show Mall, which could become the site of a new integrated resort.<\/p>\n<p>&#8220;Howard Hughes Holdings Inc. is establishing Seaport Entertainment with the intention of completing its spinoff as a publicly traded company by year-end 2024,\u201d according to a statement. \u201cThe planned separation of Seaport Entertainment from Howard Hughes will refine the identity of HHH as a pure-play real estate company focused solely on its portfolio of acclaimed master planned communities.\u201d<\/p>\n<p>Other Seaport Entertainment assets will include the Seaport in Lower Manhattan and the <a href=\"https:\/\/www.casino.org\/news\/as-temporarily-welcome-to-their-triple-a-teams-vegas-ballpark-as-relocation-odds-increase-report\/\">Las Vegas Aviators<\/a> minor league baseball team. The Aviators are the Triple-A affiliate of the Oakland Athletics.<\/p>\n<h2>Former MGM Exec to Helm Seaport Entertainment<\/h2>\n<p>In a clear sign that Seaport is angling to develop a new Strip casino hotel, Howard Hughes appointed Anton Nikodemus as chief executive officer of the new entity.<\/p>\n<div class=\"callout\">\n<p>Nikodemus is a 30-year travel and leisure industry veteran and most recently served as president and chief operating officer of MGM Resorts International\u2019s <a href=\"https:\/\/www.casino.org\/news\/blackstone-buying-more-vegas-property-in-aria-vdara-deal-with-mgm\/\">CityCenter<\/a>. In that role, he \u201coversaw operations for The Cosmopolitan of Las Vegas, Vdara Hotel &amp; Spa, and ARIA Resort &amp; Casino,\u201d according to the news release.<\/p>\n<\/div>\n<p>Before that, Nikodemus was a leader in births and developments of <strong>MGM National Harbor Hotel &amp; Casino in Maryland and the MGM Springfield in Massachusetts<\/strong>. Today, the Maryland property is the top-grossing casino in the US <a href=\"https:\/\/www.casino.org\/news\/mgm-national-harbor-leads-regional-casino-revenue-in-2022\/\">outside of Nevada<\/a>.<\/p>\n<p>\u201cPrior to joining MGM in 2005, Nikodemus oversaw the redevelopment and management of the Boca Raton Resort &amp; Club. He previously held management roles at luxury resorts, including The Arizona Biltmore Resort &amp; Spa and The Phoenician Resort,\u201d added the press statement.<\/p>\n<h2>Howard Hughes Las Vegas Ties<\/h2>\n<p>Howard Hughes Holdings has historical ties to Las Vegas because, in the later stages of the founder\u2019s life, the company became a major developer and owner of Sin City gaming venues and local media entities. He\u2019s widely credited with being among the first investors to bring some panache and glitz to the town.<\/p>\n<p><strong>Viewed as one of the \u201cfounding fathers\u201d of Las Vegas, his company at one point owned the Castaways, New Frontier, The Landmark Hotel and The Sands in Las Vegas.<\/strong><\/p>\n<p>Howard Hughes Holdings\u2019 impact on Las Vegas remains to this day.
